Commercial Leases

Whether you are a landlord or a tenant, our experienced team can guide you through the process and ensure your interests are protected.

Leases are lengthy and detailed documents and therefore need expert consideration and negotiation. Landlords need to ensure that the lease terms they agree do not adversely affect the future marketability or mortgageability of their property. New tenants need to ensure that the lease they are entering into is on commercially acceptable terms, is tailored to their particular requirements and they have a clear understanding of the liability that they are undertaking and their obligations under the lease.

Agreements for Lease

Agreements for Lease are usually required when either the landlord or the tenant requires the other to commit to entering into a Lease on an agreed date or after the occurrence of a specified event. For example, Agreements for Lease are often used where the property does not have planning permission for the tenant’s proposed use of the property. In such cases the Agreement can oblige the prospective tenant to apply for the required planning permission and to complete the Lease once planning permission is granted.
